2) Foundation (Milestone 1)
- Excavation, footings, and foundation completed and inspected.
- Payment released from trust: 15% (on inspection/appraiser sign-off).

3) Lock-Up (Milestone 2)

- Cabinets/counters set, trim and doors installed, LVP flooring laid; lighting/fixtures trimmed.

7) Septic & Final Siteworks (Milestone 6)
- Septic installed and commissioned; grading, basic gravel driveway/landing, exterior touch-ups.
- Payment released: 5%.

8) Occupancy & Close (Title Transfer)
- Final cleaning and deficiency list (we address any remaining items).
- Occupancy granted; lawyers prepare the statement of adjustments.
- Final balance: 5% released from trust → Title transfers free and clear.

Why Out of the Box
Statutory builders’ lien holdback (typically 10%) is retained by the Buyer’s lawyer and released after the lien period. Your lawyer will show holdback mechanics on the statements of adjustments.
